Concrete sealers and coatings are intended provide protection against heavy traffic, abrasion, chemicals, and moisture exposure. They also can beautify the surface, simplify maintenance and improve skid resistance. Most also reduce pitting, cracks, and stains. In general, a concrete sealer has a penetrating formulation or a less viscous topical solution that seeps into the concrete or is suspended on the surface, while a concrete coating on the other hand sits on the surface of the concrete and builds up and protects through the layers of coatings.
Concrete Sealers:
- Silicates: Either a sodium, lithium, or potassium carrier that seep into the concrete, chemically react to form dense calcium silicate hydrate; no VOCs.
- Silane/Siloxanes: Water repellents that form a hydrophobic barrier to seals out moisture while chemically bonding with the substrate.
- Acrylics: Water-based or solvent-based decorative sealers that enhance the surface and repel water; UV stable; inexpensive; easy application; often need recoating in 3-5 years.
Concrete Coatings:
- Epoxies: Provides thicker coating with exceptional hardness and impact resistance; bonds well; usually two-part system with slow cure times; may yellow with UV exposure.
- Urethanes: Resilient coating often used for pedestrian traffic surface; fast cure time; moisture sensitive; may be used top of an epoxy for additional protection.
- Polyaspartics: High performing coating that is expensive and difficult to apply because of two-part system with short pot-life; UV stable; only 1 coat needed.
